Ken Caryl is a small community hidden behind the first outcroppings of the foothills. It's a very picturesque and idyllic place to live, rich in history and natural beauty! Ken-Caryl is 18 miles southwest of Denver, with a mix of residential neighborhoods, commercial areas, and a full compliment of recreation that features over 6,000 acres of private and Ken-Caryl Ranch Master Association open space.

At full development, Ken-Caryl Ranch anticipates up to 18,000 residents in 5,799 homes. About 5 million square feet of retail, office, and light industrial space are planned as well.

Ken Caryl Ranch is one of the area’s largest master planned 9,197-acre community, with over 3,600 homes and approximately 11,500 residentsm, and is one of South Jefferson Counties largest residential and fastest growing communities.

New residential properties or resale properties start from around $250,000 for single-family homes and range to the million dollar price range for magnificent homes and estates on Barrington Ridge and North Park.

Originally home to the Ute Indians, John Shaffer, Chicago newspaper baron bought 10,000 acres in 1923, and built the Manor House and two homes alongside for his sons Kent and Carroll for whom the ranch is named. Johns Manville Corporation purchased the property in 1971 and was developed as a planned community.

Facilities in Ken Caryl

Some of the recreational facilities available to residents include three community pools, an abundance of tennis courts, an equestrian center, and many miles of paved trails for biking in over 6,000 acres of open land designated for hiking, biking, cross-country skiing and taking in some of the most beautiful views of Colorado.

The Ken-Caryl Ranch Master Association (KCRMA) is a group of property owners bound together by a Master Declaration of Covenants, Conditions and Restrictions for the purpose of operating and maintaining Association-owned property and preserving community standards.

The dues to the Association are $35.00 per month. This fee supports covenant and architectural control, Master Association-owned open space, trash removal/recycling, the Equestrian Center and the bi-weekly newspaper, Life at Ken-Caryl.
Ken-Caryl Ranch Master Association manages over 4,800 acres of foothills open space available for residents' use. This includes the Dakota Hogback area and land to the north and west of the Valley. Over twenty miles of hiking, mountain biking and equestrian trails have been developed in these areas.

Many varieties of wildlife inhabit Ken-Caryl Ranch open space and are often sighted. Deer herds use the Dakota Hogback as a winter range and move back into the mountain areas during the summer. Turkeys, coyotes, grouse, elk and occasionally mountain lions and black bears may also be seen. Throughout the season, adults, families, children and seniors utilize the paths for leisure, relaxation and fitness.

The Ken-Caryl Ranch Metropolitan District (KCRMD) is a governmental entity that provides all the maintenance in the parks, greenbelts and facilities. The District also provides recreational activities for the enjoyment of the Ranch community.
Revenue needed to operate the Ken-Caryl Ranch Metropolitan District is generated through property taxes assessed both residential and commercial properties located on the Ken-Caryl Ranch and by program fees. The mill levy for 2003 is set at 14.95 mills.

The Ken-Caryl Ranch Metropolitan District offers playgrounds, softball diamonds, soccer fields, an inline hockey rink, and volleyball courts for the enjoyment of the residents of the District. The Ranch House is a 17-acre community center with pools, tennis, soccer and baseball facilities. Below the Manor House is the Equestrian Center, containing indoor & outdoor arenas

Exceptional shopping and restaurants are located nearby at Park Meadows mall, situated at the corner of I-25, C-470 and County Line road.
